While the investment climate for Chinese real estate has shifted with swings in the world economy, there are still options available for investors. China's economy has continued strong in spite of major slumps in most global markets. The impact of the government's stimulus package and free flowing lending saw the property market rise dramatically in 2009. While real estate prices in major cities like Beijing and Shanghai have surged, there are still many second- and third-tier cities that still offer great value for savvy investors.
Beijing has since started to implement policies to curb real estate speculation. Its goal is ultimately to ensure a greater degree of affordability for Chinese citizens, something that's grown increasingly out of reach. Two of the main policies include restricting foreign ownership of residential properties and increasing the cash-down payment for land purchases to 50%. This new policy to increase cash outlay for land purchases may help limit land speculation from property developers and control sharply rising prices.
Consequently, China's property market becomes favorable for foreigners seeking a more stable investment environment with increased potential for long term growth. Foreigners who have worked or studied in China for at least one year are allowed to purchase property. By cutting out some speculation, the market should continue to get stronger.
