Sonhos do Mar Residence
Sonhos do Mar Residence is a new private, gated community located only ten minutes by car from the popular northeastern Brazilian city of Natal, and within minutes of the nearby beaches and tourist activities. The development will consist of 48 semi-detached villas sized at 100 m2 and 65 individual land plots at 450 m2. The Sonhos do Mar master plan consists of 113 total units on 75.000 m2 of property.
Sonhos do Mar is divided into two halves - one side with villas (adjacent to a river, which runs through the lower extremity of the development and which can be used to access the sea with a kayak) and one side with individual plots on a raised area. Both areas meet at the main road, with gated 24-hour security/concierge service. Each side has its own leisure facilities, with the largest portion of the facilities within the section near the river. The section with the houses extends towards the sea while the section with the plots extends inland.
Location
Located in the metropolitan area of Natal, in the Northeast region of Brazil in the state of Rio Grande do Norte, Sonhos do Mar sits in a popular residential neighborhood for medium income Brazilian families in the village of Pium, Nissia Floresta. Pium is famous for the Cotovelo Beach, a beautiful beach located approximately five minutes from the main entrance to the Sonhos do Mar development. Although one end of Sonhos do Mar is only around 300 meters from the sea, access is via the main road located between the two sections.
Fifteen minutes to the north of Sonhos do Mar is the tourist centre of Natal, Ponta Negra with Ponta Negra Beach, the "Morro do Careca" sand dune and a host of restaurants, hotels, bars and nightlife. Ten minutes to the south is a popular tourist destination - the largest Caju tree in the world - covering an area of 7,500 m2 and with a perimiter of around 500 m2.

Investment Guarantee
Upon reserving a property, the client may choose either the buy back or the rental guarantee. He or she will sign the contract (buy back or rental) at the same time as the Private Purchase Contract (PPC).
For the rental guarantee, the client will will receive 6% of the value of the property, paid twice a year into an account of their choice for the first four years. For the buy-back guarantee, the contract will mention the buy-back in percentages of the purchase price and also the value in R$ (Brazilian Reais). The percentage used to calculate the buy-back will be the number of months from PPC to six months after delivery of the property.
Pricing
We currently have three completed villas still left for the discounted price of R$190,000 (app. $106,500 USD) (they have been officially valued on the market at R$225,000). We also have 14 plots of land priced from just R$92,000 (app. $51,700 USD). For land purchasers, home construction costs are only R$1000 (app. $561 USD) per m2 and a payment plan is available.
