Sofia is the capital and largest city of the Republic of Bulgaria. With a population of nearly 1.3 million, it is the 14th largest city in the European Union, in which Bulgaria became an official member of in January 2007. Sofia is located in the western part of the country at the foot of the Vitosha mountain and is the administrative, cultural, economic, and educational center of the country; Plovdiv, the second largest city in Bulgaria, is located just to the south and further east.
The Bulgarian Black Sea Coast comprises the eastern half of Bulgaria. Its two largest cities and main seaports are Varna, third largest city; and Burgas, the fourth. Bulgaria's Black Sea Coast beaches occupy approximately nearly 1/3 of the coast and the region is a popular tourist destination during the summer months, drawing significant numbers of travelers from neighboring countries, including western Europe and the UK.

Rousse (also Ruse or Russe) is located in the northeastern part of the country on the right bank of the Danube River and is Bulgaria's fifth largest city. It is the most significant Bulgarian river port, serving an important part of the international trade of the country.
The culturally rich city is a popular tourist destination famous for its 19th- and 20th-century Neo-Baroque and Neo-Rococo architecture. The Rousse-Giurgiu (Romania) Friendship Bridge, the only one in the shared Bulgarian-Romanian section of the Danube, crosses the river nearby. Rousse also plays host to the philharmonic orchestra and the Rousse State Opera.

Looking Toward the Future
- Traditionally new EU countries such as Bulgaria are responsible for upgrading their infrastructures and economic platform to adhere to EU standards. As a result, Bulgaria has been enjoying sharp increases in property values and tourism. The World Tourism Organisation predicts Bulgaria will welcome more than 20 million tourists by 2010
- More people are expected to fly to eastern Europe over the next four years, which could boost opportunities for overseas property investors looking to take advantage of demand for holiday accommodation. According to figures from the International Air Transport Association, the number of passengers taking overseas flights worldwide will rise from 760 million to 980 million by 2011 and it says eastern Europe will benefit greatly from this increase.

While early investment gains have already been made, Bulgaria is still very much an emerging market and currently offers property at a much greater value than many other parts of the world. It has become a modern and rapidly growing country. Economic growth is expected to reach 6% for 2007 with future prospects tied to the country's integration with the European Union member states. The country is expected to join the Eurozone between 2010 and 2012.
- The Encouragement of Investment Act provides terms for investing in Bulgaria and allows for preferential treatment for meeting the following criteria: the investments are for acquisition of fixed assets for the purpose of creating a new operation to produce goods and/or services or modernize an existing operation to produce goods and/or services; for the creation of new jobs; the period of implementation of the investments does not exceed three years. Regulations vary according to investment class and certain exclusions do apply.
